1. How are the Best Deals generated?
The inner workings of our algorithms are fairly complex, however below is a simplistic view of how it works. We initially take your search criteria and combine it with the preferences that you select. For example, you search for homes in San Francisco, CA. You specify that you want the “Best Value (Price/Sqft)”. This now becomes your “preference data”. We apply your preference data (Best Value) to all available listings in the specified area (San Francisco) and generate scores for every listing. For “Best Value” we analyze attributes like Price/Sqft, lot size, age of home, number of beds, baths, location, view, etc. to score one listing against another. Click on “Why Top 20” to gain insight as to why a particular home was chosen to be in your Top 20.
2. How do I select my preferences to get accurate rankings?
Scenario 1: Jim lives in Irvine,CA and knows the city well. He is looking for the "best deal" in Irvine today within his price range. He would select only "Best Value" in his preferences. Scenario 2: Cathy is relocating from San Diego to Los Angeles. She is looking for a neighborhood with low crime, good schools and a good deal. Her preferences (in order) would be low crime, good schools and then "best value". Her homes would be ranked acoordingly.
3. What is the IsUsed column in the "Why Top 20" dialog?
This column indicates whether the attribute was used by the algorithm to come up with the score. It depends on your Preference settings.
4. How do I view Foreclosures Only?
Click on the "Foreclosure Only" tab.
5. Is the order in which Preferences are specified important?
Yes. Higher the priority, greater the weight given by the algorithm to that preference.
6. How complete is your home search?
We are fanatical about providing complete and accurate listing data. Our search engine technology accurately indexes millions of MLS listings in addition to by-owner, new homes and foreclosures. We believe we are the most complete and accurate site on the market today (for California).
7. Do you have patents pending on your technology?
Yes
8. Can I purchase a better score for my home?
No. We do not/will not change or tweak the algorithm to include or exclude a home. Remember, all home buyers have different preferences. Buyer A will not have the same Top 20 list as Buyer B.
